NICKEL  DISTRICT  APARTMENTS
SUDBURY, ONTARIO, CANADA
This 1950's high school is being converted into 111 rental apartments. 

Having been vacant for several years there was extensive graffiti, broken windows and damage due to leaking roofs.

There are several exterior elements that are being retained such as the front entrance and the Centennial Sculpture which is being refinished and made into a landscape feature.

As no drawings of the existing building existed; the entire structure had to be field measured and computer drawings of the existing condition prepared. This required some selective demolition to determine structural framing and to identify potential hazardous materials.

An environmental audit was completed and all asbestos and other hazardous materials removed by a specialty contractor. An air quality test was done to confirm the process was complete and successful.

The overall structure was broken up into 5 'Buildings' as far as the Ontario Building Code was concerned. Some of the required firewalls already existed while others had to be upgraded or created. 

Because of the size of the property, the city agreed that the site plan development could be undertaken in three phases

For each phase of the site plan a site demolition plan was done which indicated the existing asphalt areas that were to become greenspace and grass area that was to become hard surfaced. Exterior elevations of each phase were also prepared showing additions and changes to materials.

The real challenge was to fit the maximum number of apartment units within the existing building structure in a way that best utilized the space while resulting in spacious, contemporary living accommodation. (The orange lines represent existing to be removed)

Construction of Building A is scheduled for the spring of 2009 with occupancy of that phase in the fall.
