This 152 unit, 8 storey building is located on a 2 acre (0.8 ha) site within easy walking distance of a major city park. There are 155 underground parking spaces which fill the entire site. Because of the railway line adjacent to the south, noise and vibration control measures were utilized. Construction was fast  tracked and completed in 12 months.

Before construction could begin the land had to go through a $1.5 million site decontamination.

The residents are a mix of market value, shallow core need and deep core need tenants. Because of this the amount of internal amenity space is approximately four times the norm. The overall building mass was broken up into smaller elements to reduce the visual impact.
