The project involved the complete renovation of the existing facility in
conjunction with a significant addition which resulted in a facility which could
seat 350 people in its new main room and brought the total capacity up to over
1000 people.

The challenge was to provide an entrance to each of the different banquet /
conference rooms and develop an interior aesthetic which gave separate identity
to the individual spaces but at the same time blended into and overall concept.

The issue in this project was to acquire Site Plan Approval. Even though the banquet hall had existed for generations, many neighbours objected to its expansion. The project complied with the zoning
regulations. None the less; we had to commission a detailed parking study to support our position.
Special planners were retained. A landscape plan complete with fencing details was prepared. We held several meetings with the neighbours to detail how we had acknowledged and responded to their concerns. The neighbours still pushed the approval to the Ontario Municipal Board where it was
ultimately approved.
The point is that we always try to resolve disputes with neighbours in the most amiable manner but there are occasions where even when you are in the right, and do more than should be required, you simply can not please everyone. |
